Drive around industrial estates
Reassignments are rarely marketed via the main sites – so if someone has gone bust or fallen out with their landlord, the way to find these sites is by hitting the road. Literally drive around all the industrial estates local to you and look out for estate agent signs.

Call all the local agents and register your interest
See new premises before they are registered by getting to know the agents and making them aware of your needs, and remind them weekly that you are still looking. If they can save time and money by coming to you first, then they will.
Search engines to find local agents
You can find your local commercial agents either on Google or good old Yellow Pages at www.yell.com. Search: “Commercial agents + location”
Key commercial property sites to search
Rightmove: Not just for looking at your next new home, it can also be used for searches for commercial premises.
NovaLoca: A search site dedicated to commercial premises.
Criteria:
● 5000 – 10,000 sq ft +
● Ideally, high warehouse ceiling to maximise your capacity to rack and stack goods
● Space for offices for your operations and sales teams
● Shutter door
● Allowance for commercial vehicles/courier company – check planning
● Parking
● Security
● With utilities including kitchenette and toilet facilities
